The Remodel Process Explained

Our goal is to make this process transparent and have you feel comfortable and confident in the work being done. ​Here’s a summary to get you started:

Consultation: The remodel process always starts with an initial consultation to answer some fundamental questions:  What are you looking to accomplish?  What types of products or materials are you interested in using?  What is the vision for your project?  Do you have a certain budget in mind?

  • Some projects or upgrades only require the consultation to receive an estimate and contract with a final price. Others, such as building an addition or a multi room remodel, may benefit from the assistance of a designer and a pre-construction agreement. If this is the case, you will first receive a preliminary estimate and an introduction to the pre-construction process (below) to receive your final contract price.

Pre-Construction (based on project size): For room additions or multi room remodels, a pre-construction agreement is necessary. This produces an accurate, in-depth final contract price based on research for specific vendors, materials, design plans, engineer reports, permitting, and any other resource needed for your project.

  • Unlike a smaller project, it requires collaboration, planning, and resource allocation to ensure a smooth construction process where all elements are mapped out and available for the full scope of your remodel. This greatly reduces the instances of unexpected change orders during a project.

  • The pre-construction phase can take approximately 4 -12 weeks depending on the size and complexity of your project.

  • This is a paid service that delivers a finished project plan to you that is yours to keep, whether you proceed with us as your General Contractor for your project or not.

Design (optional): We partner with some of the best local design showrooms and material suppliers such as Surface Concepts, Fixtures & Faucets, and Sub Zero/Wolf.  We only use National Kitchen and Bath Association (NKBA) certified interior, kitchen, and bathroom designers and source our appliances and fixtures from some of the top names in the industry such as Sub Zero, Wolf, Thermador, Cove, Bosch, Cambria, Fisher & Paykel, Hansgrohe, and more! From there we reach out to our design team to incorporate the latest products and apply your own personal design elements to the project. 

  • We utilize 3D modeling to show you exactly how your space will look and often provide samples for every part of the remodel phase from hardware types to finishes.  Once a final design is decided upon, we draft layout and design elements and then build your estimate. 

  • Keep in mind the design phase can take some time, so we advise starting as soon as possible if you have a goal timeframe in mind for the completion of your project.  

Estimate/Final Contract Price: Your estimate establishes projected hours for labor, anticipated material costs, and any other details specific to your project. If you would like to make changes, revisions are made until you are ready to move forward. Once you’ve accepted your estimate, it is converted into an invoice that is attached to your contract. This is printed out and brought to you for review and signature in person.

Schedule: This is where we establish the official start date of your project. It includes when we order materials and fabricate parts. We will also look at your schedule and go over our working days and start and stop times. From acquisition of materials to access to your property—all of this will help us identify an approximate date of completion as well.

Construction: Construction is one of the most exciting times for most home owners. It is our job to protect your home and your family so we work diligently to minimize dust, hazards, and obstructions from impacting your daily routines.  We encourage you to communicate any needs or challenges during this time so we can try to make it easier for you. 

Change Orders: Change Orders occur during construction when an unknown issue presents itself during construction (mold discovered behind drywall), owner requests additional line items to be added to a project (can you replace this too?), or an obstacle is encountered (different materials are needed).

  • These are changes to your contract mid-construction phase that will always require your signature to ensure we maintain constant communication and obtain your explicit consent. An immediate payment for the changes that have been outlined may be necessary.

  • One benefit of a pre-construction agreement is it helps to mitigate many issues that cause change orders later during a project, from scope to material finalization and availability.

Inspection (permits only):   A city inspector must be called out after various phases of the remodel process to ensure all work is up to code for your city.  After each phase is complete, the inspector signs off before we continue.  Once completed, your project will get a final inspection.  We submit the paperwork to your local building department and you also receive a copy for your records.   

Completion: Congratulations!  Your project is now complete and your house feel a little more like your own personal space and sanctuary. In other words, HOME!  You've added value to your property and can feel confident knowing that the work was performed properly and that your investment is secure and your family is safe with work done to the latest codes and standards.
